If you spend some time in Costa Rica you will find a lot of people who want to tell you about a friend or a relative who “is selling a finca” or a piece of precious land somewhere.
Since our family is so large we are simply helping all of these Ticos to find a place where they can facilitate owner to buyer sales.

When someone, like yourself, is looking for something in a certain area or that fits a particular description we will contact our network of family and friends to find out who is selling something that meets your needs. More often than not this will take a week if it is not already listed on the website.
The goal of Jade’s Costa Rica Property Alliance is to help generate revenue for our communities. We share 1% of all sales for local projects that directly benefit locals. Our commissions are less than 6% (5% for agents and 1% for donation to the community project). Typical agencies might charge as much as 10% on top of a higher purchase cost.
So a farmer has had a rough patch and you come along and buy 100% of the land and sell back 50% of it to the farmer in trade for working your land as well. Sound familiar? This is very common and can create quite a bond between you and your new community!
Real Estate Agencies only represent a small fraction of what is being sold in Costa Rica because many land owners enjoy working directly with buyers. This saves you a lot of money when the time comes to purchase and many times you end up finding something you would have never discovered with a typical agency.
On this website we have a small collection of properties to display and as time permits we are posting more. In total we have over 150 properties but this doesn’t include what we find when we inquire inside the family.
If you want a piece of land today without taking a week to investigate other options then you might only discover, or be aware of, a small percentage of what is actually available.
If you don’t have financing options there are many times when a land owner is happy to accept a healthy down payment and an owner financed, no interest payment plan. This is legal and can be done with simple contracts made by legal representation (your attorney and theirs). There are a lot of reasons that owners will do this but mostly cash in hand can be a big advantage for someone here.

We can help to arrange the sale of a part of land instead of purchasing the whole thing if it’s agreeable to the seller.
